Terms of use
These terms are the agreement between you and Grillow. By signing in or posting you accept them. If you do not, you are welcome to read the site — reading needs no account.
The short version
- Grillow is a public forum for talking about property listings.
- Talk about the house, not the people in it. No names, no personal details, no accusations about occupants, sellers, buyers or agents.
- What you write stays yours. You let us display it here.
- Everything you post is public and permanent until you delete it.
- We can remove content and close accounts that break these rules.
- Nothing here is professional advice about buying, selling or valuing a property. It is strangers’ opinions.
Who may use Grillow
You must be at least 13 years old, or 16 if you are in the UK or the EEA. You need an account to post, and one account per person. Do not share it, and tell us at support@grillow.xyz if you think somebody else is using it.
You are responsible for everything posted from your account. Your display name and picture are yours to choose and may be a pseudonym — that is deliberate, and it is not a licence to pretend to be a specific real person.
What you post
You keep ownership of what you write. You give us a worldwide, non-exclusive, royalty-free licence to store, display and distribute it as part of Grillow, including in search results and link previews. That licence exists so we can show your comment to other people, which is the only reason you posted it, and it ends when you delete the content — except for copies in backups, which age out.
You confirm that what you post is yours to post, and that displaying it here does not break somebody else’s rights.
Everything you post is public. Your display name and picture appear beside it. Assume it can be read by the seller, the agent, your neighbour and a search engine.
What you may not post
About the people connected to a listing
This is the rule this site depends on. A listing is a building; the people connected to it did not sign up for anything. You may not post:
- the name of an occupant, owner, seller, buyer, neighbour or agent, or anything that identifies one of them;
- a phone number, email address, workplace, daily routine, vehicle, or any other personal detail about them;
- accusations about a person — dishonesty, criminality, character — whether or not you believe them;
- anything about who lives somewhere or who is likely to, including guesses about their circumstances;
- content directed at somebody in order to frighten, humiliate or provoke others against them.
“The kitchen is a crime scene” is a comment about a house. “The owner is a liar” is not, and will be removed.
Everything else
- Anything illegal, or that encourages something illegal.
- Harassment, threats, or abuse based on race, religion, sex, gender, sexuality, disability or nationality.
- Sexual content, graphic violence, or content involving minors.
- Impersonating a real person, a business, or Grillow itself.
- Spam, advertising, referral links, or bulk posting.
- Somebody else’s copyrighted work, posted without permission.
- Automated access: scraping the site, posting by script, or trying to get around rate limits, sign-in or the database’s access rules.
Moderation, and what we can do
We may remove any content and suspend or close any account that breaks these rules, or where we reasonably believe it does. We will normally explain why. Where a rule was broken seriously — anything targeting a person, anything illegal — we may act immediately and without notice.
Banning an account removes what it posted. Its comments are hidden, along with the replies underneath them, and its likes and votes are deleted. A ban is meant to be permanent: we keep a one-way fingerprint of the email address so the same address cannot be used to open another account, and creating a new account to get around a ban is itself a breach of these terms. If you think a ban was a mistake, write to support@grillow.xyz.
We are not obliged to monitor what is posted, and we do not endorse it. If you think something breaks these rules, write to support@grillow.xyz with a link.
Listing information and GIFs
Grillow is not affiliated with Zillow. Property details and photographs are displayed from Zillow’s own servers and belong to Zillow or the people who supplied them; we do not copy or store them, and we cannot vouch for their accuracy. GIFs come from GIPHY’s library, are displayed from GIPHY’s servers, and are subject to GIPHY’s terms.
Nothing on Grillow is an offer, a valuation, or advice about buying, selling or renting property. It is opinion posted by members of the public. Get professional advice before spending money on a house.
Copyright
If something on Grillow infringes your copyright, write to legal@grillow.xyz with: what the work is, where on Grillow it appears, your contact details, a statement that you believe the use is not authorised, a statement that your notice is accurate and that you are the rights holder or authorised to act for them, and your signature.
We will remove the material and tell whoever posted it. They may send a counter-notice to the same address. Accounts that repeatedly infringe are closed.
Your account, and ending it
You can stop using Grillow at any time and delete your account whenever you like — see Deleting your data. We may close an account that breaks these rules, and may withdraw the service entirely, in which case we will give reasonable notice where we can.
The service is provided as it is
Grillow is free and is offered without warranty of any kind, to the fullest extent the law allows. We do not promise it will be available, correct, or free of interruption, and we may change or remove features at any time.
Liability
To the fullest extent permitted by law, Grillow is not liable for indirect or consequential loss, for lost profits or data, or for anything posted by another user. Our total liability to you for any claim is limited to the amount you have paid us in the twelve months before it arose. Grillow is free, so that is nothing.
Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law. If you are a consumer, you keep your statutory rights.
If you cost us money
If somebody brings a claim against us because of something you posted or because you broke these terms, you agree to cover our reasonable costs in dealing with it.
Which law applies
These terms are governed by the laws of Texas, United States, and disputes will be heard in the courts there. If you are a consumer somewhere with stronger protections, this does not take them away from you.
Changes
We may update these terms. The date at the top changes, and material changes will be announced on the site before they take effect. Continuing to use Grillow afterwards means you accept the new version.
The rest
These terms and the privacy policy are the whole agreement between us. If one clause turns out to be unenforceable, the others still stand. Not enforcing a rule once does not waive it.
